1. Florida’s 15-Year Roof Insurance Rule

Florida law gives homeowners important protection when insurance companies review a roof because of age.

Under Florida Statute 627.7011, an insurance company may not refuse to issue or renew a homeowners insurance policy solely because of roof age if an authorized roof inspection shows the roof has 5 years or more of useful life remaining. This applies when the roof is reviewed under the roof-age provisions in the statute.

For roofs that are 15 years old or older, the insurance company may require an inspection, but if the inspection shows at least 5 years of remaining useful life, the insurer may not deny or refuse renewal based only on the roof’s age.

2. Florida’s 25% Roof Repair / Replacement Rule

Florida’s “25% rule” is one of the most misunderstood roofing rules.

The rule comes from the Florida Building Code, Existing Building, Section 706.1.1. In general, when more than 25% of a roofing system or roof section is repaired, replaced, or recovered within a 12-month period, the affected roof area may need to comply with the current Florida Building Code.

However, Florida law includes an important exception. Under Florida Statute 553.844, if the existing roofing system or roof section was built, repaired, or replaced in compliance with the 2007 Florida Building Code or any later edition, then only the repaired, replaced, or recovered portion is required to be brought up to the current code.
