What homeowners commonly notice on Florida roofs — and why an in-person evaluation is the way to know what's actually going on.

Dark streaks running down shingles are commonly caused by airborne algae (often Gloeocapsa magma). They are frequently mistaken for dirt or shadows and tend to spread over time.
Granules protect asphalt shingles from UV. Granules collecting in gutters or bare, smooth patches on shingles can be a sign of wear, hail impact, or aging.
Curling, cracking, brittleness, and lifted or missing shingles can let water reach the layers underneath. These are signs worth having a licensed contractor look at in person.
Intense UV, heavy rain, constant humidity, and tropical storms all put extra stress on roofing materials. Roofs in Florida can show wear sooner than the same materials in milder climates.
High winds and wind-driven rain can loosen shingles, damage flashing, and create leaks that are not always visible from the ground.
Seeing one of these signs doesn't automatically mean you need a new roof. An in-person evaluation by a Florida-licensed roofing contractor determines whether cleaning, maintenance, treatment, repair, or a replacement evaluation is the right next step for your home.
